*Up to 1.5% of net sale price* buyer rebate at closing on NEW CONSTRUCTION.
This means you bring less cash to closing!!!!
Builder must offer a commission to selling broker for representing buyer in the transaction. This may require broker to register client prior to initial visit to builder or accompany buyer on first visit.
Lender must approve contributions, and they will be applied towards allowables and closing costs.
If purchase is cash the full rebate can be applied.
Builder must pay broker at least 3% commission in order to be elgible for full 1.5% rebate. If less commission is paid, rebate will be adjusted accordingly. (ie: if commission is 2% buyer will be rebated 1%)
There will be no cash back at closing, if buyer is maxed out on allowable contributions, any unused portion is retained by broker.
Any Realtor incentives and bonuses are not part of rebate.
Buyer must sign a buyer representation agreement with broker to be elgible for rebate.
If buyer is a referral from another agent and broker has to pay a referral fee, buyer is not elgible for rebate.
Rebate is subject to the consent of the party the license holder represents in the transaction.
New construction includes any spec/inventory homes as well as dirt builds.
